Centrally located in Southern Berkshire County: 10 minutes from Butternut ski, 20 minutes to Great Barrington, 25 minutes Stockbridge & Lenox and 2 ½ hours from NYC and Boston.

The Space

GREAT ROOM
Spacious open floor plan great for entertaining friends and family. Living room is furnished with 2 comfortable deep seated sofas, accent chair and 2 ottomans and 2 large coffee table’s, Relax and enjoy collection of movies on dvd players, listen to music on the stereo system or play games (we have a variety of board and card games).

CHEF’S KITCHEN
Stainless steel appliances, large island that seats 6 and dining table that seats six...

4 BEDROOMS
1 King size, 3 queen size all with luxury mattresses and bedding.

2 BATHROOMS
Bathroom (lower level) *shared with 2 lower bedrooms. Master bathroom (upstairs) shower and deep soaking tub. *We are building an additional 3rd bathroom off the hallway, but for now the bathroom upstairs is in the master bedroom that is shared with the guest bedroom.

FAMILY ROOM (LOWER LEVEL)
Features a large sectional sofa, cozy twin daybed, screen tv, DVD player and lots of games.

SCREENED SUNROOM
Nestled amongst the woods with beautiful views of the lake… Provides a comfortable setting to relax and includes a sectional sofa, chair & ottoman and table with 4 chairs to enjoy the outdoors.

LOWER DECK
With hot tub, pergola w/ bar stools, fire pit & chairs is perfect for your group to relax and enjoy the view.

Hammock’s, hot tub, fire pit and grill set up weather permitting…

DRIVEWAY
The house is located on the top of a long private gravel road, it gets snow plowed when the snow reaches 4” but it’s best to have a car that suitable in the snow.

INTERNET
High speed Internet in the home.

MOVIES & CABLE TV
TV’s are equipped with DVD players and the great room tv has Att TV now featuring all cable channels including premium’s like HBO, SHOWTIME and STARS.

Stereo system with speakers is set up in the great room with record player and aux cord to hook your phone to play any music on your phone library.

PHONE
There is also no house phone some cell phone providers work better than others.

SAFETY DEVICES
Carbon monoxide alarm and smoke alarm installed.

DURING YOUR STAY
You will have total privacy with a key code for entrance. We will be available by phone/text to answer any questions you may have.

We will be providing all our guests with our How to's, House Rules and an inventory list that each guest must read and email back with confirmation that they have read and understand.

House Rules

Follow these rules to be a considerate guest and avoid any issues during your stay.

WHO CAN STAY
9 guests maximum
No pets

WHAT’S ALLOWED
Check-in after 3:00 PM
Checkout before 11:00 AM
Self check-in with keypad
No parties or events
No smoking

Additional Rules

We are very excited to share our lovely home with you to enjoy and create memories with friends and family. We offer a private setting in a community with very few homes, 2 down the road, 1 above and a few sprinkled around the lake below. Consideration of my neighbors would be most appreciated!

Here are a few things to consider when vacationing at the house.

NOISE
After 10pm please keep things quiet… voices & music outside will echo throughout the valley and have upset neighbors in the past so parties are strictly prohibited.

LIGHTS
If you can please turn the lower deck lights off at the end of the evening as they shine through the trees to my neighbors bedroom windows… Ideally after 10pm would be much appreciated.

DRIVEWAY
Cars must remain in my area, no parking in the neighbors driveway down the street. Keep in mind that my driveway will comfortably accommodate 4 cars so please limit the amount of cars for your trip to no more than 4.

GUESTS & PARTIES
No more than 9 guests are allowed in the home, please keep the limited to 9 for sleeping and entertainment purposes. Excessive guests leads to more cleaning, garbage and potential for damage which will result in loss of deposit.

CLEANING
Please leave the home in a general clean condition when your stay is over. Normal cleaning is expected but guests leaving excessive dirty dishes, food behind in refrigerator or dirty floors etc. will be required to pay an extra cleaning fee TBD (to be determined).

PETS
No pets are allowed unless given permission in advance.

SHOES
No shoes in the house as the gravel sticks to the bottom and scratches up the dark wood floors.

SPEED
Please do not speed up the road, drive slowly up the road.
